Positive ROI Possible for Green Tenant Improvements
In "LEED for Commercial Interiors Can Result In Productivity Gains, Energy Savings," Rod Vickroy and Rob Moylan advise, "The key to linking LEED to ROI and other valuable measures of organizational effectiveness is to plan early and strategically." The authors examine how LEED certified work space can result in a favorable ROI from three perspectives: corporate branding, employee performance and organizational effectiveness. The authors note that companies building an environmentally progressive image can benefit from meeting this LEED standard. The resulting improvements to inside air quality and worker access to daylight have been shown to enhance worker morale and productivity. And reduced employee turnover and improved recruitment are cited as organizational benefits of the LEED design. In support of these arguments, the article says, "A 2009 Michigan State study, 'Life Cycle Cost Analysis of Occupant Well-being and Productivity in LEED Offices,' found that groups moving to LEED office buildings missed less work and put in almost 39 hours more per person annually. According to the study, the total bottom-line benefits are from gains related to fewer allergic reactions and reduced stress. The productivity boost ranged from $69,601 to more than $250,000 per year, the study showed."

Good Ideas Need Time, Forbearance

  • Sometimes, workable solutions to difficult problems are dismissed because they are unexpected or contrarian. In "Killing Ideas with Righteous Might," G. Michael Maddock and Raphael Louis Vitón write, "Albert Einstein said, 'One should not expect to solve a problem with the same level of intelligence that caused it.’ If you find yourself getting really angry at the ideas being proposed to make your favorite cause better, we humbly submit that Einstein was talking about you."

New York Fed Survey: NY Manufacturing Still on a Roll

  • The investment blog Seeking Alpha says, "The Empire State Manufacturing Survey indicates that conditions for New York manufacturers continued to improve for a tenth consecutive month in May, albeit at a slower pace than in April. The general business conditions index fell 13 points, to 19.1. Similarly, the new orders and shipments indexes also moved lower but remained at positive levels."
